Not every roof in Dallas is a steep slope covered in shingles. Many homes have sections of flat or low slope roofing over additions, garages, or covered porches. Commercial buildings are predominantly flat roof structures. For these applications, the two most common options in DFW are TPO (thermoplastic polyolefin) and modified bitumen. This is how they compare.
TPO Roofing
TPO is a single ply membrane system that has become the dominant commercial roofing material over the past two decades. The membrane is manufactured in large sheets that are heat welded at the seams, creating a continuous waterproof surface.
TPO advantages for Dallas properties include strong UV resistance (critical in Texas heat), energy efficient white reflective surface that reduces cooling costs, heat welded seams that are stronger than the membrane itself, typical lifespan of 20 to 30 years, and competitive pricing.
The reflective white surface of TPO can reduce roof surface temperature by 50 to 60 degrees compared to dark roofing materials. In a Dallas summer, that translates directly to lower air conditioning costs.
Modified Bitumen
Modified bitumen is a multi layer asphalt system that has been a commercial roofing standard for decades. It consists of reinforced asphalt sheets that are applied in overlapping layers, typically using torch application, cold adhesive, or self adhering technology.
Modified bitumen advantages include proven long term durability (we have seen modified bitumen roofs last 30+ years in Dallas), excellent puncture resistance (important for roofs with foot traffic or equipment), strong performance in temperature extremes, relatively simple repair process, and a familiar system that most roofers understand.
The Dallas Climate Factor
Both TPO and modified bitumen perform well in the DFW climate, but they respond differently to our specific conditions.
TPO excels in our hot summers because of its reflective surface. The energy savings are real and measurable. However, TPO membranes can become brittle after extended UV exposure over many years, particularly in the intense Texas sun.
Modified bitumen handles thermal cycling (the constant expansion and contraction from Dallas temperature swings) very well due to its multi layer flexibility. It is also less susceptible to damage from hail, which is a significant consideration in DFW.
Cost Comparison
For a typical flat roof project in Dallas, TPO installations generally run $6 to $9 per square foot installed. Modified bitumen systems run $5 to $8 per square foot installed. Costs vary based on roof access, insulation requirements, and project complexity.

For most commercial properties in Dallas where energy efficiency is a priority, TPO is the stronger choice. For residential low slope sections, covered porches, and areas with regular foot traffic, modified bitumen's durability and puncture resistance make it the better option.
